Is there such thing as the "Perfect Tenant"?

Of course there is! At point of registration we advise all potential tenants on the requirements of our referencing standards. This is so we can find out as much about your new tenant as possible, to build a level of trust before viewing and to also make them aware of the future process. Our referencing process covers every compulsory category to make sure we find you your "Perfect Tenant". All perspective tenants are referenced through an Independent Referencing Agent so decisions made are not biased. Referencing is passed on ID checks to make sure they are who they say they are, Right-To-Rent checks to make sure they are eligible to Rent & live within the UK, sufficient Landlord's references, as well as a tenants income and employment to ensure they pass affordability and will be in employment and/or receiving income throughout the duration of the tenancy. For example, if a reference was received to say a tenant was in arrears for non-payment of rent from their last landlord and their employment contract was running out 2 months into the tenancy and had no other income or contract to carry on, this would be a failed reference!


Are you up to date with the current Legislation?

As of 1st October 2015 legislations changed for Landlords. Are you aware Carbon Monoxide and Smoke Alarms are to be tested and issued with a test certificate? Are you aware that both you and your Tenant should sign off any documents they provide for the tenancy? Are you aware that your Tenant should be provided with a "How to Rent Guide"?
